Wall Tie Replacement- Guildford
Working closely with our client, a national loss adjusting firm, Newman’s were asked to carry out a structural survey and design a structural repair specification to stabilise the failed masonry of this single storey bungalow in Guildford.
Upon completion of the structural survey it was discovered that the existing wall ties were inadequate and had also failed. Various areas of pointing were also lose and failing requiring a specialist stabilisation programme.
Newman’s, being approved Twistfix contractors, designed a wall tie replacement specification that would be guaranteed for 25 years.
The Twistfix 9mm Helical CD wall tie was used at 900mm x 450mm centres providing 2.5 wall ties per metre square. The ties were installed using a dry fix method and were installed through a 6mm pilot hole. Pull out tests were carried out at random intervals and the lowest pull-out achieved was 1.2n/m’s.
Using the dry fix method provides a fast and effective wall tie replacement scheme providing adequate structural integrity and restraint against further movement.
Areas requiring repointing were raked out using conventional grinders with dust extraction to a depth of 35mm and the masonry was stabilised using thixotropic cementitous grout injection leaving a 10mm recess to repoint providing a hidden structural repair.
All works were carried out to a high standard with the wall tie replacement scheme being guaranteed for 25 years providing the only insurance backed guarantee within the industry.
