Newman’s were once again contacted by a domestic home owner who had recently purchased a Victorian mid terrace property that was showing signs of Lintel Failure after the original timber windows were replaced with uPVC double glazing.

Lintel Failure often occurs after the replacement of windows especially original hardwood timber frames which are often load bearing and resist any movement to the lintel so if you are having replacement windows you should always ask the contractor to prop the lintel whilst removal is taking place and monitor the lintel for any cracking afterwards.

A Structural Survey was carried out from our office in Bristol which services South Wales and it was obvious that the lintel had dropped slightly leaving a crack in the render.

Using the Twistfix masonry reinforcement system we were able to restore the structural integrity of the masonry by inserting helical lintel reinforcement into the bed joints above the window.

As well as masonry beams Twistfix patented 450mm vertical pinning ties were installed through the lintel pinning the brick arch lintel to sound masonry above resisting any further downward movement.

With resin injection to the cracks and render repairs to the pebble dashing the repair provides a lasting solution that will go unnoticed combined with a 10 year guarantee relieving a very worried home owner.
