We currently have a number of interesting residential and commercial projects underway and you will see below some of the projects we are currently undertaking…
Lateral Restraint and Lintel Reinforcement to a 5 storey residential property in Islington, North London. This property has just been purchased and surprisingly the Structural Defects were not picked up in the pre-purchase survey. The lintels have suffered from failure and stepped diagonal cracking was present. As well as the Lintel Failure, Lateral Movement has occurred requiring tying into the floor joists and by the creation of internal structural partition walls and installing Lateral Restraint Ties.
Underpinning and Masonry Reinforcement works are about to begin in Oxford for a block of low rise residential flats owned by Oxford City Council. We have carried out extensive investigation works to the property to discover the cause of subsidence. This included pressure testing of water pipes which were located running directly under the building, CCTV drainage inspections of the surrounding drains. Testing of water which was filling the trial pits for chlorides to help locate the source as well as trial pits and soil investigations. Concrete underpinning pads will be installed combined with Twistfix helical wires and wall ties to reinforce the masonry.
The first of four phases of Concrete Repairs and balcony walkway coatings are underway and almost completed. Newman’s were chosen by a lettings management company to carry out the repairs to the defective concrete which has failed causing spalling and cracking of the concrete which has lead to some sections of concrete to fall off. The works involve the installation of hand applied Flexcrete repair mortar, Anti Carbonation coatings and a unique walkway coating system that can be applied over existing asphalt walkways in a non-disruptive manor. Lintel Reinforcement in Central London is also underway to an 8 storey Victorian built property that is suffering from Lintel Failure. The property is based in the heart of the west end and working with a large building contractor we are providing the necessary reinforcement to prevent the lintels collapsing once the windows are replaced. Over 500m’s of Twistfix helical wire is to be installed to the front elevation alone! Be sure to visit the site to view the full case study.
As well as the projects underway, we have some very interesting surveys to carry out in the next couple of weeks, including a grade 1* listed bridge, A large basement with failing vaulted ceilings, a Tunnel reinforcement scheme and a number of tower blocks to survey.
