We have once again been asked to carry out Structural Surveys in Canterbury, the two properties assessed today are suffering from very similar structural defects.

This property has been affected by recent lateral movement due to the masonry having no connection with the floor joists and internal walls, an attempt had been made at some point to rectify the defect by installing traditional tie bars however up on further investigation the tie bars were found to be of little help with a very poor connection to the property.

The property was also showing signs of very early lintel failure which is caused when the external brickwork above the brick arch lintel cracks and the lintel drops.

We use modern and traditional methods

Newman’s structural repair surveyors work with both modern and traditional techniques to overcome building and structural defects. lateral restraint issues are repaired using Twistfix lateral restraint ties combined with Twistfix helical masonry beams.

Brick arch lintel failure can often be repaired without the need for costly rebuilding, once again Twistfix helical masonry beams combined with pinning ties and grout injection ensure all repairs are lasting. Making good using traditional materials and techniques ensuring a close to invisible repair.

Newman’s and Twistfix help Oxfordshire Hospice with Structural Repairs

Newman’s and Twistfix are once again working together to Help diagnose and specify crack repairs to failed masonry, the management of this Oxfordshire hospice contacted Twistfix for help and advise regarding Helical Bars and masonry repair following advise from there Structural Engineer.

A large oak tree close the building was the likely cause of the cracking and movement and the tree was removed to help avoid further damage occurring.

Newman’s carried out a Structural Repair survey to the building and provided options of the best form of repairs depending on the outcome of the Crack monitoring.

Crack Monitoring Shows No Ground Movement

The crack monitoring period of 12 months showed no further signs of ongoing movement and with the approval of the Structural Engineer a repair scheme was designed involving Helical masonry beams, crack stitches and grout injection.

It is essential that the hospice remains open at all times with minimum disruption, Newman’s structural technicians will use dust extraction and screening to all areas working closely with the hospice management and members of staff.

The first phase of works are to 5 No 1940’s built properties built using cavity wall construction which were suffering from cracks at the junctions of the outside walls and the internal masonry partition walls.

In order to prevent any further movement we specified Twistfix Helical rods to be installed into the external bed joints, drilled into the internal masonry partition walls and then grouted into the masonry creating an L shaped tie resisting any further outward movement.

The Structural Repair works are carried out in just a matter of days including the installation of helical ties, re-plastering and re-pointing.
