This particular property had suffered from extensive ground movement due to the clay subsoil shrinking, causing foundation movement which lead to altering load paths necessitating the need for Structural Repairs.
Cracking was evident within the render at both ground level and first floor level particularly at window openings which is the weakest part of any brick façade. The cracking was caused by the ground movement but the ground movement also caused the lintels to fail.
Structural Repair product supplier, Twistfix, supply a range of bed joint reinforcement products which enable us to repair the structural integrity of the masonry without the requirement for sub structure works such as underpinning or piling as the movement was monitored for a period of 12 months and the results proved the movement was no longer continuous.
The Structural Repair scheme involved hacking off render slots to enable us to ensure the bed joint reinforcement was installed into the brickwork and not just into the render. You will notice many Structural Repair companies will cut into the render and reinforcement the render but not the brickwork!
With the brickwork exposed the Structural Repair scheme designed by ourselves and approved by Twistfix required helical bars to be installed in pairs in order to create ‘Helibeams’ which effectively tie the cracked masonry as well as distribute the altered structural loads across the masonry preventing further cracking and reinforcing the masonry.
This method of Structural Repair ensures that if further ground movement occurs the masonry will resist the movement providing a long lasting structural solution which was guaranteed for a period of 10 years by one of the only genuine insurance backed guarantees on the market.
