We were called upon to investigate cracking to elderly residents bungalows which had shown signs of ground movement. Newman’s were asked to design a solution that would restrain further movement.
The councils own engineers had been monitoring the movement using crack pins and the property had been stable for a period of 12 months indicating that underpinning or piling in the first instance was not necessary.
Masonry Beams were installed which will distribute the loads across the existing masonry effectively creating lintels within the bed joint. Twistfix are the only helical bar distributor that have had BRE test results and using their test data we are able to design a suitable solution for all structural repair projects.
With local cracks repaired using crack stitches and grout injection combined with the bed joint reinforcement it is unlikely that cracking will occur unless there is substantial ground movement which will be remotely monitored.

Working for one of our main social housing contacts, Oxford City Council, Newman’s are currently carrying out a small project to reinforce the corners of a set of double story garages.
The structural repairs incorporate Twistfix bed joint reinforcement wrapped around the external corners where separation had occurred leaving cracks upto 10mm’s.
Internally cracks have appeared on the rear walls due to some slight ground movement, again bed joint reinforcement is being utilised to restrain any further movement.

As part of the Structural Repair works we carried out a Structural repair Survey in order to diagnose the causes of cracking and movement and to design a suitable repair scheme that would restraint all Structural Movement.
The first phase of works are to 5 No 1940’s built properties built using cavity wall construction which were suffering from cracks at the junctions of the outside walls and the internal masonry partition walls.
In order to prevent any further movement we specified Twistfix Helical rods to be installed into the external bed joints, drilled into the internal masonry partition walls and then grouted into the masonry creating an L shaped tie resisting any further outward movement.
The Structural Repair works are carried out in just a matter of days including the installation of helical ties, re-plastering and re-pointing.
